Commercial Construction
Commercial construction is the construction of buildings and structures that can be leased or sold to private or public organizations. These structures are not limited to size or capacity as they can range from large scale projects to smaller ones involving facilities or single buildings. These contracts are given to professional construction companies to ensure that the project is completed from start to finish. Examples of this kind of project include hospitals, university buildings, a block of offices, training centers, schools, academic and medical laboratories, etc. Great care is taken to make sure that the building constructed matches international standards.
Capital Intensive Commercial construction is capital intensive because it requires a large amount of funds before it is executed properly. The huge amount of funds would be spent of renting or purchasing of construction equipment that would be utilized during the project implementation processes. The equipment to be used depends on the type, size and complexity of the structure. Some projects would require more time to complete as they need some specific equipment shipped and transferred to the construction sites. Some companies forget to factor in the amount of loss time they might incur, which causes the inability to deliver as agreed. Enormous Manpower Needed It is self-evident that structures meant for commercial purposes would incur massive capital costs. This is because the size, space, and design are beyond mere construction, especially when the building is erected within a specific time frame. For proper execution, there is need for laborer, those who are specialized in different areas and possess knowledge of how buildings are erected from start to finish. Manpower needed are site engineers, carpenter, fore man or supervisor, and other individuals who are good at their craft as relating to construction. Prior Reputation and Expertise Required Most companies don't get hired for commercial constructions because they don't have prior or past experience with buildings of such magnitude. Sometimes the structure to be erected needs special care and expertise to design and deliver on the clients' specifications. Take, for example, some health/medical facilities being built, and government agencies accept proposals and job bids from different companies. However, they select those who have been able to construct such in times past. This is why immense care is taken to make sure that the building matches recognized standards. Commercial constructions do not allow for foul play or usage of inferior resources and materials. Timing Ideally, every construction project has both a start and end date as agreed by the parties involved, being bonded by a written document. A project that is well planned carries a project schedule identifying all the stages and providing date for completion. The timing feature is used to measure the product development stage and productivity level of the contractors. To discourage downtime and ensure that project is completed on time is very critical, this can be useful to forecast and make future decision. As experts in the industry, we create achievable construction timing and stick to it. |
